Summary:
The Maintenance Worker works to administer YWCA maintenance services and operations in accordance with the mission of the YWCA.
Responsibilities and Duties - Maintain a preventative maintenance schedule on all equipment, mechanical, electrical, water supply, and heating systems for assigned buildings - Conduct daily walk through of assigned buildings, document maintenance needs, enter daily findings into YWCA Maintenance Tracking spreadsheet.
- Maintain working relationships with facilities vendors and cultivate new relationships with necessary service providers.
- Participate in a streamlined maintenance management system including work order modernization, customer service system, and reporting structure.
- Ensure quick, effective treatment of any pest control event alongside external service providers.
- Prepare apartments for tenant move-in including repair work, painting, and contracted services, in a timely manner.
- Regularly inspect exterior of buildings and coordinate lawn mowing, weed removal, snow removal, and trash pick-up.
- Other duties as assigned.
Customer Service/Residents - Ensure high quality standards within YWCA Properties, and take pride in well maintained properties.
- Maintain excellent customer service with YWCA residents, guests, and community members.
- Assist in supervising community workers and maintenance volunteers when necessary.
- Respond to resident complaints in professional manner consistent with YWCA brand and mission.
The candidate must have the following
Qualifications:
- Associates Degree or equivalent work experience required.
- Must have ability to lift heavy objects and operate machinery.
- Experience working with plumbing systems, electrical systems, HVAC units, and general repair preferred.
- Experience working with low-income housing funding & programs, particularly HUD.
- Ability to maintain Annual Fair Housing Training.
- Ability to travel between YWCA facilities.
Valid driver's license and good driving record required.
- Must be able to pass drug and background test.
- Maintain professional positive relationship with partner agencies, vendors, contractors, and agency clients.
- Possess leadership qualities including honesty, fairness, integrity, independence and assertiveness.
